5 Affordable Ways to Add Value to Your Home

You could spend years and thousands of dollars upgrading areas of your home in New Zealand with the aim of adding value. There are some areas of your home that it would be best to concentrate on to maximise that profit. Not all improvements need to cost lots of money either, there are many affordable ways to add value to your home.

1. Upgrade Kitchen and bathroom

To upgrade you do not need to go to the expense of replacing all your electrical appliances or put in an entirely new kitchen. Neither do you need to replace the bath, sink and toilet fixtures in all cases. Unless of course you still have a pink or green set installed in the 70's in which case go ahead and replace those. You can save money by buying second-hand when someone else is renovating or look out for end of line sales in stores. A new toilet seat, shower curtain and window treatments are affordable ways to quickly update a tired bathroom.

Sometimes just replacing handles on cabinets and a touch of paint or new stain is all that is needed to give your kitchen an affordable makeover. Lighting is really important in a kitchen for cooking so look at some new ones or installing spotlights for positionable lighting. De-clutter the kitchen counters and organise your storage inside cupboards, buyers will think there is plenty of room.

2. Create an outdoor living space

Installing a gazebo, pergola or shade sail with trellis walls for example can add a whole extra entertainment area to your home. Add lighting and comfortable furniture for a modern look for evenings. Additional extras include a BBQ, outdoor hearth and a pizza oven. Plants in pots can also be used as screens for privacy and as a bonus you can take them with you when you sell.

3. Extend your home

If your home could benefit from adding additional space as a bedroom, sleepout or office then look at putting in a sleepout or converting one half of a double garage into an office space or gym. If you can afford it, a fully built extension can add real value especially if you make it a master ensuite/adult retreat or self-contained flat for relatives/guests. If you have a large roof space you could look in to the costs of converting it into an attic room.

4. Replace flooring

If the carpets are old and worn they would be best replaced. Hard-wearing hardwood floors are desirable but you may find that a thinner laminate will be more affordable and create the same look. Easy to keep clean and great for families with pets or allergies. For warmth and to define or soften areas use rugs.

5. Fix up the exterior

Cleaning, repairing and painting the roof will extend its life and be more affordable than a full replacement. A new front door can really improve the overall look of your home and add your personal touch. Look at good security features to add value to your home. Tidy landscaping will improve the value of your home.

Doing the hard work yourself will be more affordable than paying for landscapers or gardeners. Upgrade your windows if they are old, tired and not double glazed. Choose a new letterbox and repaint the fence for a finished look and great street appeal.
